Construction has officially begun on Janu Al Marjan Island, a luxury hotel and branded residences development in Ras Al Khaimah that is scheduled to open in 2029. The project is the second joint venture between Marjan, the master developer of Al Marjan Island, and Wynn Resorts, and will become the first Janu-branded destination in the emirate.
First announced in November 2025, the development is located adjacent to Wynn Al Marjan Island, the UAE’s first integrated gaming resort, which is currently under construction and is expected to open in 2027. Representatives from Marjan, Wynn Resorts, Aman Group and other project stakeholders attended the groundbreaking ceremony to mark the start of construction.
Designed by SCDA Architects, Janu Al Marjan Island will comprise a luxury hotel, branded residences and wellness-focused facilities along the waterfront. The Janu brand, whose name means “soul” in Sanskrit, focuses on wellbeing, social connection and contemporary hospitality.
Second joint venture on Al Marjan Island
The project marks the second collaboration between Marjan and Wynn Resorts on Al Marjan Island, following the development of Wynn Al Marjan Island. According to the companies, the development represents an expansion of Aman Group’s presence in the UAE through its sibling brand, Janu.
The hotel and residential project forms part of the wider development taking shape around Al Marjan Island, where Wynn Resorts is building the country’s first regulated integrated gaming resort. The companies said Janu Al Marjan Island is expected to open in 2029.
The property will be located around 50 minutes from Dubai International Airport and will have direct access to a private beach and Al Marjan’s marina. It will also sit close to Wynn Al Marjan Island and its planned leisure and entertainment facilities.
Marjan outlines long-term vision
Abdulla Al Abdouli, Group Chief Executive Officer of Marjan, said the groundbreaking reflects the company’s long-term plans for the destination.
“Breaking ground on Janu Al Marjan Island marks an important milestone in our long-term vision for Al Marjan Island as a globally recognised waterfront destination,” he said.
“As we continue to attract the world’s leading hospitality brands and investment partners, we are creating a diverse portfolio that strengthens Ras Al Khaimah’s tourism economy, expands its international appeal and supports sustainable long-term growth.”
Al Abdouli added that Janu’s approach to modern luxury aligns with the company’s broader vision and “opens a significant new chapter in the island’s journey on the global stage.”
Wynn expects complementary development
Max Tappeiner, President of Wynn Al Marjan Island, said the project would complement the neighbouring integrated resort. “Janu is an exciting addition to Al Marjan Island and a natural complement to what we’re creating at Wynn Al Marjan Island,” he said.
“Its distinctive approach to hospitality brings something new to the destination. As neighbouring developments, we expect a natural connection between our guests and residents that will create meaningful benefits for both properties.”
In a LinkedIn post following the groundbreaking, Tappeiner congratulated Marjan, Aman Group and the project teams involved in the development.
“It is a privilege to build alongside teams who share such a strong commitment to quality and craft, underpinned by long-term thinking,” he wrote. “Janu Al Marjan Island will complement everything being created here, and I expect a very natural relationship between our guests, residents and neighbours across both destinations.”
Aman Group expands Janu brand
Vlad Doronin, Chairman and Chief Executive Officer of Aman Group, said the development represents another step in the group’s regional expansion.
“The groundbreaking of Janu Al Marjan Island marks a significant milestone as we bring the Janu vision to life in Ras Al Khaimah,” he said.
“As one of the Middle East’s most captivating emerging destinations, it is a natural home for the brand.”
Doronin added that the project would offer “a vibrant setting where like-minded individuals can connect through shared experiences, immerse themselves in the region’s striking natural beauty, and embrace the brand’s spirited approach to contemporary, connected living.”
Hotel and residences planned for 2029
According to the developers, Janu Al Marjan Island will comprise a luxury hotel and branded residences designed by SCDA Architects. The residential component, Janu Residences Al Marjan Island, will include a limited selection of one to five-bedroom apartments and five standalone villas.
Residents will have access to the hotel’s social and wellness facilities, while the waterfront location will provide direct access to the beach and marina.
The development is part of a wider transformation taking place on Al Marjan Island, where hospitality, residential and tourism projects are being developed alongside Wynn Al Marjan Island, which is set to become the UAE’s first integrated gaming resort when it opens in 2027.
