Wynn Al Marjan Island tower structure complete, fit-out begins

Wynn Resorts Ltd has announced that construction of the concrete structure for the signature tower at its Wynn Al Marjan Island integrated resort in the United Arab Emirates is now complete, as the US$5.1 billion project moves closer to its planned spring 2027 opening.

In a progress update issued on Monday (02 February), the company said 100 percent of the structural concrete for the tower has been completed, including the structures for all guest rooms. The announcement follows the topping out of the tower in December 2025, after which the building reached a height of 299 metres, with structural concrete completed through to the 71st floor roof.

With the primary structural works now finished, Wynn Resorts said the project has formally moved into a full interior build-out phase. Fitting out of guest rooms is underway, alongside the continued installation of mechanical, electrical, and finishing works across the resort’s accommodation inventory.

Guest accommodation and interior works progress

According to the company, structural works have been completed for all 1,530 guest accommodations across the resort, including hotel rooms, suites, townhouses and Marina Estates. This represents full structural completion of the total accommodation inventory, allowing interior works to proceed in sequence.

Wynn Resorts said interior fit-out is now underway across all accommodation types, with elevators and escalators also being installed throughout the property. In parallel, installation of the tower’s structural steel roof crown has commenced, while façade works continue to advance.

As of the latest update, 21,852 of the tower’s 26,471 façade panels have been installed, representing 83 percent completion. The company separately noted that tower façade installation has now passed the three-quarter mark, reflecting steady progress since the project’s topping out milestone.

Low-rise structures forming part of the wider resort development are also nearing completion. Wynn Resorts said combined concrete and structural steel works for these buildings are now 99 percent complete, accounting for 482,127 cubic metres of concrete poured and 15,162 tonnes of structural steel used to date.

Wynn Bridge construction reaches 48% completion

Alongside the steady rise of the resort’s structures, Wynn Resorts said work is continuing on Wynn Bridge, a key infrastructure project that will connect the development directly to the UAE’s road network.

The bridge, which will measure 548 metres in length, is intended to link Wynn Al Marjan Island via Wynn Boulevard to the E311 and E611 highways, creating a direct route between Dubai and the northern emirates. The company said construction of the bridge has now reached 48 percent completion, with piling works finished and nine of the 10 bridge column pile caps in place.

Wynn Resorts said the bridge remains on schedule for completion in late 2026 and, once operational, will improve access to Dubai International Airport, which is around a 50-minute drive from the resort.

The company described the bridge as both a functional infrastructure asset and an enhancement to the visitor experience, designed to deliver seamless access and world-class standards from the start of guests’ journeys to the resort.

Project scale and development partners

Wynn Al Marjan Island is being developed on a 60-hectare artificial island in Ras Al Khaimah, one of the seven emirates of the UAE. The project is being delivered by Wynn Resorts in partnership with local entities Marjan LLC and RAK Hospitality Holding LLC, with Wynn Resorts holding a 40 percent equity stake.

The integrated resort is expected to open in spring 2027 and will be the first development of its kind in the UAE. Wynn Resorts has previously stated that the project will include hotel accommodation, extensive food and beverage offerings, retail space, entertainment venues and a marina.

Earlier disclosures from the company indicate that the UAE could generate between $3 billion and $5 billion in annual gaming revenue once three integrated resorts are operational. Based on its own modelling, Wynn Resorts expects Wynn Al Marjan Island to generate between $1 billion and $1.7 billion in gross gaming revenue at steady state.

Workforce accommodation and supporting infrastructure

Beyond the resort site itself, Wynn Resorts has also advanced plans for supporting infrastructure linked to the development. Last month, the company revealed details of Wynn Oasis, a purpose-built residential community designed to accommodate the majority of the resort’s workforce.

Located approximately 15 minutes from Wynn Al Marjan Island, Wynn Oasis is planned to house around 80 percent of the resort’s staff and is scheduled to welcome residents in summer 2026. The development forms part of Wynn Resorts’ broader strategy to support long-term operations and workforce development ahead of the resort’s opening.
